What to Do If You Find a Roof Leak
What to Do If You Find a Roof Leak
Finding a roof leak is stressful — but how you respond in the first few hours matters just as much as getting it repaired. Acting quickly and correctly limits the damage; acting slowly or incorrectly makes an already expensive problem worse. Here is exactly what Shadow Stone recommends when you discover water coming in.
Step 1: Contain the Water Immediately
Place buckets, trash cans, or towels under any active drip points. If water is pooling on the ceiling, gently poke a small hole at the lowest point of the bulge to let the water drain in a controlled stream rather than allowing it to spread across the ceiling and soak a wider area. This sounds counterintuitive but it limits drywall damage significantly.
Step 2: Move Valuables and Furniture
Get anything out from under the leak — electronics, rugs, furniture, and valuables. Water can travel a surprising distance from the point of entry before it drips, so check adjacent rooms as well. If water has reached an electrical outlet, panel, or light fixture, do not touch it. Turn off the power to that circuit from your breaker box and call an electrician.
Step 3: Document Everything Before Cleanup
Before you mop up or start any cleanup, take photos and videos of all visible water damage — ceilings, walls, floors, and any damaged belongings. This documentation is critical if you file a homeowner’s insurance claim. Photograph the water stains, any visible ceiling sagging, and the location in relation to the roof above. Note the date and the weather conditions.
Step 4: Do Not Get on the Roof Yourself
During or immediately after a rain event, your roof is wet and extremely slippery. Shadow Stone strongly advises against any homeowner attempting to access their roof during or after a storm. You will not be able to meaningfully diagnose the source of the leak, and the risk of a fall is significant. If you need a temporary cover while waiting for professional repair, call a roofing contractor rather than attempting a tarp installation yourself.
Step 5: Call Shadow Stone for a Free Inspection
Shadow Stone provides free roof inspections for DFW and San Antonio homeowners. We will identify the source of the leak, document the damage, and give you a written report you can use to file an insurance claim if the damage is storm-related. We respond the same day in most cases. If the leak is related to storm damage, do not delay — see our guide on whether you need a repair or a full replacement to understand what the next step looks like.
Step 6: Begin Drying Out the Affected Areas
Once the immediate dripping has slowed or stopped, use fans, dehumidifiers, and open windows to begin drying the affected area. Mold can begin growing in as little as 24 to 48 hours in a damp Texas environment. If the water intrusion was significant or lasted more than a few hours, consider calling a water damage remediation company to assess the situation professionally.
How to Prevent Future Leaks
Most roof leaks are preventable with regular maintenance and annual inspections. The most common entry points are failing pipe boots, deteriorated step flashing around chimneys and dormers, clogged gutters causing water backup, and improperly sealed valley flashing. Shadow Stone catches these issues before they become leaks.
